WHY BUY PROPERTY IN THE ALGARVE

The allure of the Algarve is timeless.
It continues to offer the safest and most attractive conditions for those wishing to buy in the sun.
The climate is one of the healthiest and most pleasant in the world. Winters are never too cold and summers never too hot. A real paradise for golfers all year long with more than 30 Golf Courses along the cost and inland.
The environment is much less spoilt and pollued than in other European Countries.
The nation's constitution and weel-founded legal system give foreign buyers and property owners the same fundamental rights and protection as those enjoyed by Portuguese citizens. Also new legislation has even abolished inheritance tax for family members and tax on house purchases has been slashed (exemption untill 87.500,00€).
The cost of living is considerably less than other European destinations. Inexpensive restaurant bills and absurdly low price of wines and spirits make dining out the norm.
The only thing completely missing here that you may find in sunny places such as Italy, Spain, France, Greece, Florida or the Carribean are hurricanes, sweltering summers, pollution, floods or high crime rates.

HOW TO BUY A PROPERTY IN PORTUGAL



There are several steps to follow to acquire a property in Portugal.

You can deal directly with the owner, a builder company or use the services of a real estate agent. In any case you will have to provide the following documents:
· Passport
· Current address
· Marital status
· Fiscal Number in Portugal (to register your property, open bank account and pay taxes)

If you need a loan in Portugal, according to the policy of the bank of your choice you will have to provide more documents such as: Bank Ref in your country, last 3 payslips, Income Tax Return, Last 6 months statements of other mortgages/loans.... depending to your status (employed, self employed or retired).

Usually a “Promissory Contract” detailing the sales conditions has to be sign by both parts.

The final act of sale can proceed in any notary office.
It is at this moment that the balance payment is completed to the seller.

On completion of the above act the property has to be registered in the new owner name in the “Land Registry”.

To complete all the steps it is more practical to appoint a third
part such as a lawyer and give him power of attorney to act legally in the matter (specially if you do not live in Portugal).
