HOW TO BUY A PROPERTY IN PORTUGAL



There are several steps to follow to acquire a property in Portugal.

You can deal directly with the owner, a builder company or use the services of a real estate agent. In any case you will have to provide the following documents:
· Passport
· Current address
· Marital status
· Fiscal Number in Portugal (to register your property, open bank account and pay taxes)

If you need a loan in Portugal, according to the policy of the bank of your choice you will have to provide more documents such as: Bank Ref in your country, last 3 payslips, Income Tax Return, Last 6 months statements of other mortgages/loans.... depending to your status (employed, self employed or retired).

Usually a “Promissory Contract” detailing the sales conditions has to be sign by both parts.

The final act of sale can proceed in any notary office.
It is at this moment that the balance payment is completed to the seller.

On completion of the above act the property has to be registered in the new owner name in the “Land Registry”.

To complete all the steps it is more practical to appoint a third
part such as a lawyer and give him power of attorney to act legally in the matter (specially if you do not live in Portugal).
